East Vallarta

The east side of Central Vallarta follows the river Cuale up the valley and consists primarily of the hillside behind Puerto Vallarta, known as La Pechuga and also few popular neighborhoods such as El Remance and Las Canoas. Further up the valley, its has become quite a large neighborhood in itself over the past few years. The other neighborhoods are typical Mexican neighborhoods, most residential single family homes or apartments, with easy access to downtown. There is one development, Rivera Cuale, which offers and well-priced condominiums alongside the Cuale River, with city and river, and for some, ocean views.

Getting to East Vallarta

If you were coming into Puerto Vallarta via highway that wraps around the town, as you came out of the main tunnel and until the next smaller tunnel, the area on your right we define as “East” Vallarta. A popular drive through it begins from underneath the highway bridge that pass over the River Cuale. Here you’ll drive along the river until you come to a second smaller bridge, which you can pass and end up in downtown Vallarta. But don’t over quite yet, keep straight and you’ll come to a lovely plaza that is worth taking in. You can also take Lazaro Cardenas from the beach and you’ll eventually meet up with this mentioned lower bridge and into East Vallarta.

East Vallarta Real Estate Options

Besides Rivera Cuale, East Vallarta real estate options are limited with mostly small, older traditional homes for sale. But if you really want to live in a Mexican neighborhood, this is a great one. A most recent trend is seeing people interested in living in the downtown area, as it is easy to get around and be in the heart of things. East Vallarta will certainly become more popular as this trend continues, with older properties torn down to make way for small boutique condominium/flat properties.

South (Emiliano Zapata)

The south side of downtown Puerto Vallarta is a vibrant region that offers primarily low- to mid- priced condominiums for those interested in living right downtown and close to the beach. Also commonly known as Romantic Zone, or Zona Romántica, Downtown or Centro South, Olas Altas or Emiliano Zapata, it actually is a little bit of all these names and more. This is an eclectic, funky and fun area of Vallarta. Recent development has seen a surge in boutique condo projects situated a few blocks from the beach but with sophisticated roof-top bars, swimming pool and lounge areas to provide views of the bay.

An entire city within a city, Emiliano Zapata comprises a 9 x 9-block grid south of the Rio Cuale, waiting to be explored. It encompasses all the areas and streets mentioned above, along with many others. From elementary schools to universities, 24/7 drugstores to hospitals, humble abodes to regrettable high-rises, Romantic Zone is as multifaceted as it gets.

As the road nears the Isla Rio Cuale bridge, Emiliano Zapata’s northern boundary, it turns and rises, revealing one of the colonia’s busiest thoroughfares, along with the gorgeous Conchas Chinas hills as a backdrop limiting its southern edge. The Cuale river wraps around Emiliano Zapata and, along with the small Libramiento (the name for the highway that loops around downtown Vallarta) tunnel, serves as its eastern boundary. On the opposite end, it meets Los Muertos, Puerto Vallarta’s most popular beach.

Neighborhoods & Neighboring Regions

Emiliano Zapata is flanked on its northern edge by the Isla Río Cuale, the ocean (Los Muertos Beach) on the west, the Conchas Chinas and Amapas neighborhoods on the south, and the El Caloso neighborhood on the east. Popular neighborhoods within Emiliano Zapata include Olas Altas Street, home to many shops, restaurants and coffee shops with outdoor seating on the sidewalks, making them popular destinations to browse the internet, watch people walk by, and enjoy a nice latte, all at the same time. In fact, Olas Altas’ bustling outdoor cafe scene is the only place in town where you can purchase fine jewelry, find a hot date, sing and dance your heart out, and ride a real donkey, all on the same block.

Isla Rio Cuale, located between Emiliano Zapata and El Centro, is a destination of its own, one of Puerto Vallarta’s verdant oasis. It stretches several blocks inland from the ocean, is accessible by foot at several access points along the way (including some suspension bridges worth tackling) and features a few restaurants, an outdoor artisan market featuring Mexican artifacts, and is also home to Puerto Vallarta’s Cultural Center on its easternmost area.

Culture and Landmarks

The Malecon continues over into the east side of downtown Vallarta via a pedestrian bridge over the Cuale River. As you pass over you have access down onto the Rio Cuale island, mentioned earlier. The promenade continues, providing access now to beachside bars andrestaurants and plenty of local artisan shops. But it slowly winds down, becoming narrowing, until it reaches the end of Los Muertos Beach and the beginning of Amapas. Along the way you’ll pass the new modern city pier that provides great views and picture taking opportunities.

The eastside of Vallarta, Emiliano Zapata, has become a haven for music venues and theater shows. There are a number of small theaters and cabarets, that has become even more rich with its lively, gay-friendly environment. A night out on the town involving a show and dinner afterwards, has become very popular, and most of Vallarta’s top and newest restaurants seem to be popping up here.

Los Muertos Beach

The beach at Emiliano Zapata, Los Muertos, is Puerto Vallarta’s most popular beach. Many restaurants are located right next to it, providing visitors with all the services and amenities they might need while enjoying the view and the sun from shady palapas or beach umbrellas, provided by the restaurants. You will be expected to consume from the eateries in order to enjoy them. That said, most restaurants won’t frown if you purchase, in addition, a snack or other goods from one of several authorized beach vendors in the area, wearing white uniforms.

Dividing Los Muertos Beach in half, is the new stylish Los Muertos pier, one of Puerto Vallarta’s newest and most beautiful landmarks, which provides easy access to water taxis and day cruises that depart from the beach. The southernmost stretch of Los Muertos beach is particularly popular with the gay community with several restaurants catering to them.

Romantic Zone Real Estate Options

The south side of downtown Puerto Vallarta is a vibrant region that offers a number of different real estate listings for sale for those interested in living right downtown and close to the beach. This is an eclectic, funky and fun area of Vallarta. The beach of Los Muertos is very popular and is lined with hotels and some condominiums. Olas Altas is a busy street, lined with cafes and restaurants and shops and just a block away from the beach. Along this street and behind you’ll find apartments for sale, small-to-medium size condominium projects (oceanfront and ocean view) and single family homes (very few with views).

Most recently numerous boutique condominium projects have been developed here that offer reasonable pricing with excellent access to all of the Romantic Zone area and downtown Vallarta. Most have amazing rooftop bars, terraces and restaurants as private amenities for the owners, looking out over the city and bay. If you want to be close to where “the action is”, this is the place!

Sending Emails to other MLS Members

Sending emails to other members of MLSVallarta is quite easy.

Begin by clicking on the “Mailings” link on the left-side navigation.

When it opens you’ll see previous mailings you have made, if you’ve done any. Here you can edit or discard them.

Create a New Mailing

To create a new message, click on “New Mailing.”

First option is to include photos. Uploading an image is easy, but not mandatory. To add an image simply drag and drop, or browse for the file on your computer. Then click on “Upload Photos.”

Select the type of mailing

The next step is to select what type of mailing you’d like to do.

If it is with regards to updates or changes to one of your listings, choose promotion. If it is with regards to rentals, select that. If you are holding an open house, select that option. If you have a buyer who you are having trouble finding what he is looking for, you can send out a buyer’s request inquiry and ask other members if they may have something. Be sure you choose the right message type as other members do not want to be bombarded with non-appropriate emails, nor do you. For this email, we’ll select Promotion.

Write the message

Give your email a title in the Subject field.

Then, fill in your message in the description box. Once done click on the “Send” button.

Send the message

You’ll automatically be sent to the first page where you’ll see your email is queued up ready to be sent out. Simply click on the send message at the end of it, and it will be sent. For this email, though, I am going to discard it by clicking on the garbage can icon.

And that’s how you send emails to MLS members.

How to Upload a New Property

Adding a property to MLSVallarta

It is quite easy to add a new properties to the MLSVallarta database.

To do so, first sign in to the administrative back-end area of MLSVallarta. Then, click on “Add Property” in the left-side column.

Once the page loads, you can start filling in information about your new listing.

To assist you with this, we’ve marked with a red asterisk the mandatory fields.

Property Description

Please keep in mind that full and interesting descriptions are of much more interest to other agents, or prospective buyers who may be searching online. So spending some time here can mean the difference between a property being found and sold, and not.

Property Location

To show the property’s location, make sure you accurately place the pin where it is located. You can drag it and zoom in and out to assist you with this. Double clicking on the map will zoom you in also.

Submit for approval

Not all fields are mandatory at this stage, so if you want you can first submit it with the information that is required, and then when it is approved you can fill it out fully. But do be aware that once it is approved it is showing on MLSVallarta as it is. So be sure to fill it out properly and add photos, as soon as possible, so it looks good.

Once you are done, click on the “I agree” button and then the “Add listing and upload photos” button. If the add listing button is not bright blue, it means you’ve missed a mandatory field. Go back and review the red asterisk fields to make sure they are all filled in.

We will then review it and approve it, or get back to you if something is missing.

Adding photos

Once saved and approved, you’ll be able to add photos of the property and update the information about it. To add photos simply drag-and-drop them, or use the link to browse for your images. Once they are there, click on the blue “Upload Photos” button.

The photos will be sized and cropped automatically, but the process will be faster if your image sizes are smaller to begin with. You can change the order in which the photos will appear online, here.

Review the listing information

Now’s a good time to go through the listing information thoroughly and check off all applicable fields. This is very important for search purposes. If you have people looking for places with elevators and ocean views, and you don’t have those checked off, (and your property has them), then your listing won’t appear in their search.

Save changes

Once done click save. Your listing is now in the system. Of course, you can return at anytime to make changes or additions by going to “My Listings.”

Vallarta South Shore

The South Shore is where the foothills of the Sierra Madre meet the ocean, creating spectacular real estate opportunities for both home and condominiums with fantastic views of the bay and back to Puerto Vallarta. When you combine the boundless green jungle with the surf-splashed rocks of a coast interspersed with private coves, add a place to view the constantly changing palette of the bay, you have the South Shore, where rugged, low-density residences, as well as villas and other homes, dot the coastline on the curving road toward Barra de Navidad.

The Puerto Vallarta South Shore begins where Conchas Chinas ends, and from there runs along the coast passing the residential developments of Garza Blanca and Sierra del Mar to Boca de Tomatlán, where the highway turns east and heads up into the Sierra Madre mountains towards El Tuito. Although the highway ends, the border of the South Shore continues along the coastline, but without road access, there is very little in the way or real estate opportunities.

South Shore Real Estate

Along this coastline is where the region’s first gated hillside communities were built. Today, there are a number of them, offering mostly single-family residences or villas. Interspersed are small beachfront condominium projects and one very large one – the hotel/real estate/timeshare development of Garza Blanca. The views are so good that often real estate prices on the hillside rival those of the oceanfront homes. The South Shore is still relatively close to downtown, making it easy to frequent the restaurants or stroll the Malecon.

  • Spectacular views overlooking the bay and the town.
  • Oceanfront properties are available, both condos and homes for sale.
  • Luxury real estate homes options.
  • Some restaurants in the area and downtown is close by.
  • Amazing coastline, with clear waters, and a lush jungle backdrop.
  • Need a vehicle in most cases. Bus service is available but need to walk to the highway, or call a taxi.
  • For the homes on the hill, there are no corner stores to walk to, so you’ll need to drive in most cases.
  • Steep hills in some cases, can get tricky in the rains.
  • Traffic can be difficult at times, as its a narrow road and hard for people to pass.
  • If golf or boating is important to you, you have ways to go to find a golf course or marina.

North (Central Vallarta)

North (Central Vallarta) Real Estate

The area most representative of Puerto Vallarta is the Central Vallarta, also known as El Centro, which is one of three regions make up the downtown core. Its borders are the Cuale River to the east (which runs through the middle of town), the Hotel Zone to the west, the hillside behind Vallarta, known as Gringo Gulch to the north, and to the south the famous Puerto Vallarta Malecón boardwalk which borders the sea.

El Centro’s southern border is the Rio Cuale river, which splits downtown Vallarta in two, creating the two unique communities of El Centro and, well… there are so many names for the south side of the Cuale River, like Centro South or Zona Romantica (Romantic Zone), but we refer to it here as Emiliano Zapata. As the Cuale river makes it way through the downtown region it forks, creating the tiny island of Isla Rio Cuale, which offers a flea market, restaurants and shops as well as an interesting museum, an active cultural center, and relaxing green spaces.

There’s no doubt that living in the heart of downtown is attractive for many who move to Puerto Vallarta specifically for the romantic life suggested by walking along the Malecón in El Centro on a sunny Sunday, surrounded by the friendly faces of Mexico.

Getting to Downtown Puerto Vallarta

El Centro can be easily accessed from points north and south of Puerto Vallarta. Unless you drive via the Libramiento (highway town bypass), it is impossible to cross the city without passing through El Centro. Street parking is available, although your best bet is to park your vehicle in one of the two parking lots available in the area—the underground parking garage at Parque Hidalgo on the north end, and the Benito Juárez parking lot right before Isla Río Cuale on the north end—and walk to your destination. Public transportation and taxi cabs are readily available, should you prefer to take a short ride within the area.

Neighborhoods & Neighboring Regions

Coming from Marina Vallarta, the area we refer to as El Centro begins right after the Hotel Zone, as you are heading into town from points north. In fact, you know you’ve arrived once the pavement on Francisco Medina Ascencio, Puerto Vallarta’s main thruway, has been replaced by brick roads and cobblestones. It is divided into several colonias, or neighborhoods, one of which is, in fact, called El Centro. Continuing further east the coast #200 highway meanders through the popular hillside neighborhoods of Amapas and Conchas Chinas, following the southern shoreline to Costalegre.

Vallarta Culture and Landmarks

El Centro is rich in culture, gastronomic opportunities, history and with many entertainment options available. This is where the action is, a sensory and cultural feast never to be forgotten. Eclectic and bohemian in feel with world-class offerings, its dining and art scenes are extraordinary, the nightlife abundant, no visit here complete without a stroll and people-watching session on the popular oceanfront promenade.

The promenade, or “Malecon” as it is best known, is dotted with fascinating monumental public art, with one side lined with intriguing shops, restaurants and bars, while the other with the shoreline of Banderas Bay. There is always something going on on the Malecon, from street entertainers, spectacular events frequent at the Los Arcos outdoor amphitheater or dancing in the plaza in front of the church – all free of charge. Arts shows are frequent, as local painters come out to show off their works. In the evenings the Malecon really comes alive until the early hours of the morning when people come out to enjoy the many open-air nightclubs and bars.

El Centro’s narrow cobblestone streets are quaint but can be challenging to navigate, especially those running east to west up the mountainside in the El Cerro and Gringo Gulch neighborhoods — the latter where Liz Taylor and Richard Burton once lived.

Central Vallarta Beaches

The Malecón beach is called Playa Dorada, but it is rarely used for swimming. There are rocks and the waves break close to shore. Further east, in Colonia 5 de Diciembre, the beach is more commonly used for walking and swimming, and can be easily accessed through several dead-end streets. Most people, though, prefer the Los Muertos beach in Emiliano Zapata for swimming. The water is calmer, less waves, and more beachside clubs and restaurants.

Puerto Vallarta Real Estate Options

Very traditional homes and small apartments dot the hillside of El Centro, offering wonderful views of the town and bay. Along the Malecón, which now stretches from one end of town to the other, there are mostly shops, restaurants, and nightclubs, with few homes or condominiums. Most development now is taking place on the other side of the Cuale River in Emiliano Zapata, but it is only a matter of time before this development spills over into Central Vallarta.

Puerto Vallarta Real Estate options are limited to older homes for sale and small boutique condominium buildings. You can’t beat the location, as you can walk to most everything, but then most everything can be a little noisy at times as well.

On the north side of Cuale River, the most real estate can be found in “Gringo Gulch“, situated on the hillside behind Puerto Vallarta and overlooking the river. Iconic builders such as Wulff and Romero built homes for gringos on the hills behind the town and along the Cuale River (hence the nickname for this area). Most of the homes here are classics with many remodeled.

East of the Cuale River offers some homes but mostly condominiums for sale along the beach. And then further southeast, on the hillside overlooking the bay and town, is Amapas and Conchas Chinas, which have a mixture of homes and condominiums, with most recent construction being condominiums. Spectacular views from most of these properties. Along the shore are mostly high-end homes with a few condominium projects.

Puerto Vallarta

There’s no doubt that living in the heart of downtown is attractive for many who move to Puerto Vallarta specifically for the romantic life suggested by walking along the Malecón in El Centro on a sunny Sunday, surrounded by the friendly faces of Mexico. This is where real estate tourism began for Puerto Vallarta, with builders such as Wulff and Romero building homes for gringos on the hills behind the town and along the Cuale River (hence the nickname Gringo Gulch). It is also where you’ll find some of the most prized and popular real estate in Puerto Vallarta.

Very traditional homes dot the hillside, offering wonderful views of the town and bay. Although there are a few small condo projects, most are located along Los Muertos Beach to the south of town. This is the town’s most popular beach, with an active day and nightlife along Olas Altas behind the beach. Along the Malecón, which now stretches from one end of town to the other, there are mostly shops, restaurants, and nightclubs, with few homes or condominiums. If you like to be close to the best restaurants and nightlife, this is the place to be.

Central Vallarta is divided into five areas or sub-regions: North, South, East, Amapas and Conchas Chinas. To become familiar their borders, click on any area to showcase its name on the map below. The most popular real estate area currently is the South side, (sometimes referred to as the “Romantic Zone”), which is southeast of the River Cuale and encompasses the popular beach of of Los Muertos, and the area behind known as the colonia (or neighborhood) of Emiliano Zapata. Currently there’s somewhat of a real estate renaissance taking place here as older homes and apartment buildings are being torn down to build more modern, small boutique condominiums buildings.

The divider between north and south downtown is the Cuale River. Northside includes the popular Malecón with restaurants, shops, and nightclubs built along its length, with typical Vallarta homes built into the hillside behind. Southside is often referred to as well as “Los Muertos” or “Zona Romántica”. The most common real estate found here would be the mid-priced condominiums that line the beach of Los Muertos, some on the hillside behind and a few very Vallarta-style homes. Eastside encompasses the residential colonias behind the city downtown area, on the hillside behind and heading back to the highway that wraps around the downtown area, which consists of homes and small condo developments. Amapas and Conchas Chinas are popular residential neighborhoods on either side of the road heading south on highway #200.

Some say the best views in all of Banderas Bay are from the luxury homes and condos built into hills of Amapas and Conchas Chinas. For many, that’s the primary reason for living and owning real estate in this exclusive zone just south of Vallarta’s downtown area, nestled into the foothills of the Sierra Madre. For years, Conchas Chinas real estate has offered some of the most exclusive condominiums and homes for sale around the bay. There are oceanfront homes (and a few condo projects), but more are built onto the hillside. Recently, Amapas and Conchas Chinas have seen new real estate projects going up, mostly involving mid-range condominiums for sale. The views are spectacular, and the easy access to town has made this a favorite place to live for many.

Neighboring Regions

Conveniently located between the airport and the downtown, Vallarta North region includes popular real estate areas like Marina Vallarta and the Hotel Zone. Great variety of properties is available, regarding price, type, and location.

This region has everything you may need: malls, restaurants, sports facilities, medical attention…

Keep in mind…

  • Close to or in the downtown area, therefore close to restaurants, nightlife, Malecón and plaza.
  • Can be noisy and busy.
  • If you want to be in the thick of things, easy to socialize and meet up with people.
  • Don’t necessarily need a car.
  • Traffic can be a pain.

Indemnity

If MLSVallarta.com does take any legal action against you as a result of your violation of these Terms of Use, MLSVallarta.com will be entitled to recover from you, and you agree to pay, all reasonable attorneys’ fees and costs of such action, in addition to any other relief granted to MLSVallarta.com. You agree that MLSVallarta.com will not be liable to you or to any third party for termination of your access to the Site as a result of any violation of these Terms of Use.

Miscellaneous

You may not use or export or re-export any Content or any copy or adaptation of such Content, or any product or service offered on the Site, in violation of any applicable laws or regulations, including without limitation United States export laws and regulations.

If any of the provisions of these Terms of Use are held by a court or other tribunal of competent jurisdiction to be void or unenforceable, such provisions shall be limited or eliminated to the minimum extent necessary and replaced with a valid provision that best embodies the intent of these Terms of Use, so that these Terms of Use shall remain in full force and effect. These Terms of Use constitute the entire agreement between you and MLSVallarta.com with regard to your use of the Site, and any and all other written or oral agreements or understandings previously existing between you and MLSVallarta.com with respect to such use are hereby superseded and canceled. Other than as provided in a purchase agreement you enter into with MLSVallarta.com, MLSVallarta.com will not accept any counter-offers to these Terms of Use, and all such offers are hereby categorically rejected. MLSVallarta.com’s failure to insist on or enforce strict performance of these Terms of Use shall not be construed as a waiver by MLSVallarta.com of any provision or any right it has to enforce these Terms of Use, nor shall any course of conduct between MLSVallarta.com and you or any other party be deemed to modify any provision of these Terms of Use. These Terms of Use shall not be interpreted or construed to confer any rights or remedies on any third parties.

MLSVallarta.com provides access to MLSVallarta.com international data and, therefore, may contain references or cross references to MLSVallarta.com products, programs and services that are not announced in your country. Such reference does not imply that MLSVallarta.com in your country intends to announce such products, programs or services.

Feedback and Information

Any feedback you provide at this site shall be deemed to be non-confidential. MLSVallarta.com shall be free to use such information on an unrestricted basis.

MLS Vallarta Memberships

Membership to MLSVallarta is open to real estate agencies and their agents, as well as real estate developers in the Puerto Vallarta / Riviera Nayarit regions. MLS service is available to all realtors with a legally registered business in the region or any professional real estate agent registered with AMPI (the local real estate association).

Membership fees are listed below. Membership fees for agents whose agency is a member of MLSVallarta are currently $1,764 pesos annually.
