Top Twelve Retirement Havens

I recently posted that Mexico came in third on International Living’s Global Retirement Index. Kathleen Peddicord has a similar report she does at LiveandInvestOverseas.com, which actually narrows it down to the most popular destinations, not just the country. For 2016 she lists her picks for the top twelve retirement havens and Puerto Vallarta comes in 10th. Topping the list is the Algarve in Portugal, followed by Cayo in Belize.

She writes, “Puerto Vallarta today is home to more than 40,000 expats and foreign retirees. This is one of the biggest and most welcoming communities of expats anywhere in the world. You probably won’t be able to live well here on Social Security income alone; however, if your retirement budget is a bit bigger and you dream of retirement on the Pacific Ocean, Puerto Vallarta deserves your attention.”

An Overview of Labor Laws for Domestic Employees in Mexico

Cooking without having to do the dishes or even not cooking at all! A beautiful garden without the weeding! The availability of reasonable domestic help makes all this possible for most North Americans living in Vallarta, but be aware that the casual arrangement you make with Maria to straighten up your condo three days a week is a binding legal contract. Thus, after a 3 month probationary period, your gardener and maid, even though they may work for other people as well, become your responsibility.

Despite the fact that most domestic workers are a part of the “underground economy”, a good labor lawyer working on behalf of a disgruntled employee can still cost the employer money, so it is best to take some simple precautions. First, write a contact between you and the employee. List the days and hours to be worked and include what you will be paying per day and on which day you will pay. List their duties and make the contract for one year with a 3-month probationary period, renewing it yearly. Always have the employee sign a receipt for his or her pay or bonus.

Secondly, after three months, discuss whether the employee wants you to pay social security taxes for health and retirement benefits and if he declines, have him sign to that effect. It may be that another employer is paying this or that he simply doesn’t wish to pay his share of the cost. In the absence of social security health protection, an employer will still be responsible for a chronic disease acquired on the job or any injuries sustained while working.

Mexican law specifies that an employee can work only 40 hours a week and no more than 8 hours per day. Furthermore, full-time employees are entitled to have statutory holidays off with pay, or be paid double time while part-time employees are entitled to have a paid day off as well, as long as the holiday falls on a day that the employee would normally work. Double time is paid if the employee works the holiday.

Employees are also entitled by law to a Christmas bonus and vacation. Full-time employment has set rules and Christmas bonus, payable by December 20, is equivalent to 15 days pay. For part-time help these times and amounts are “voluntary”, but a good guideline for a Christmas bonus is the equivalent of 2 weeks pay. In addition, an employee is entitled to six paid vacation days for the first year, and two more days more per year for every extra year worked.

If, after a while you decide to sell your home, or you’re just dissatisfied, be aware that any employee who has been fired or laid off is due severance. There are a number of reasons employees can be dismissed for cause (including three unauthorized absences in a 28-day period), but the laws generally do a good job of protecting the worker. The severance owed would be the equivalent of 3 months salary plus 20 days for every year worked, proportional vacation pay, and proportional Christmas bonus. Once this payment is made, make sure to have the employee sign off in agreement. If the employee quits or retires, no severance is due, but you should obtain a signed letter.

By now you’re probably ready to hire yourself, but don’t! Most Mexican gardeners are artists and know which plants will thrive in this special climate by the sea and house just looks and feels extraordinary after the maid leaves –just be a wise employer.

Vallarta & Nayarit’s Most Popular Real Estate Regions

MLSVallarta recently did an informal study to determine which area or regions of Puerto Vallarta and Riviera Nayarit are the most popular for new homebuyers. This was done by calculating how many times the individual regional pages on MLSVallarta.com are visited. These pages include descriptions of each popular area, describes what you’ll find there, what the most commonly found types of real estate, along with pictures, map location and then a selection of properties that are currently listed for sale in these areas.

By far the most popular region was Central Vallarta South with more than 4,000 visits this past December. This area is also known as Zona Romantica or Emiliano Zapata, and encompasses the area south of the Rio Cuale to Los Muertos and back up into the streets behind. There has been a resurgence of interest here in the last few years as people trend to preferring the downtown, where you can walk easily to the beach, shops, and restaurants, and prices are reasonable. There’s lots of activity always going on, and one can get by quite well without a vehicle. That is not the case for many of the other popular regions. Developers are filling the demand with small boutique condo projects, many with rooftop common areas that feature infinity pools, lounge areas, great views, and a sky bar.

The next two most popular regions for new homeowners were Nuevo Vallarta and Bucerias with more than 3,000 visits. Nuevo Vallarta is a very large region that offers a wide variety of options for those interested in real estate around Banderas Bay. There are four golf courses that offer fairway homes and condominiums, a marina for oceanfront and marina-view condos, and one of the finest beaches on the bay for primary condo living with exceptional views. Bucerias has always been popular but it seems to really be these days. Although it is on the same beach as Nuevo Vallarta, it offers a more traditional side of a Mexican lifestyle, with homes and condos along the beach and the streets behind.

After that, coming in about even, were AmapasConchas ChinasLa CruzMarina Vallarta, and Punta de Mita. Strangely, Sayulita, which is a very popular spot, did not place well. We think it is most likely is because there are a number of great websites that provide good information on Sayulita specifically, something you don’t find for other regions, so people may have been getting their information from those sites.

Construction Update for Zenith

With the season upon them the people at Zenith have been busy, and invite those interested to come by and visit their beautiful and affordable units in the heart of downtown Vallarta. They currently have over 160 workers on site each day as they prepare for their delivery date in January. Due to the work in place on site their viewings of the MODEL UNIT are currently restricted to between 1 and 2 pm daily when the workers take their lunch break and they can ensure optimum safety for the visit. It is possible to see their fabulous views from levels 6, 7 and our 360 degree stunning view from the common rooftop on 8. MLSVallarta.com & MLSNayarit.com now in Spanish!

The Vallarta Lifestyles Publishing Group released a major update to their real estate website, MLSVallarta.com and sister site, MLSNayarit.com, this past summer, and for the fall the site is now available in Spanish. Multi-List Vallarta’s Quick Property Search

MLSVallarta.com (and MLSNayarit.com) now feature a new section called Quick Search to make it easier for you, and your clients and prospects, to find out what is available for sale in Puerto Vallarta and Riviera Nayarit. Go to MLSVallarta.com and click on Quick Search, under Search, in the site’s main navigation. When the page opens, you get a quick look of the properties that been added recently to Multi-List Vallarta. To the right you have the search controls. Just select the criteria, and click Search!

At the top of your results you have sorting controls, you can sort your results by name and price, and you can also choose how many properties you’d like to see per page.
