I come from a mortgage banking background and never thought I would become a real estate broker because of an aversion to “pushy” sales. From day one, I decided to work with my clients as a partner. I am the owner of Paradise Properties and am from Seattle, Washington where I was in mortgage banking for 15 years. My previous experience dynamically merges with my many years here in Puerto Vallarta and has been an invaluable asset to my clients.

I have two school aged children and have lived in Vallarta since 1994. I know the culture and lifestyle of our magical town on the Bay of Banderas and have many real estate investments of my own. Sarah has been a full time Vallarta resident since 2003, originally from London; she speaks four languages fluently and is an avid traveler. She graduated in European studies with French and Italian from the University of Bath, UK with First Class Honors. She has lived abroad attending college in Montepellier, France and the British Institute, Florence, Italy.

Sarah worked with the British Council in the French Caribbean and in the PR department of the European Delegation to the US in Washington DC. Her passion for travel, languages and humanitarian assistance, brought Sarah to Puerto Vallarta in 2003 as a volunteer with “Outreach International” a project for street youth run by Social Services. She then accepted a position as Project Manager for a US-based not for profit organization improving education, health and sanitation in Vallarta and coordinating group trips to the area for specialists (surgeons, dentists, physiotherapists and volunteers). Sarah’s interest for Real Estate sales was sparked as an investor in a Real Estate purchase in 2005 and her professional career working first as a personal assistant to a local Real Estate broker then moving as a Real Estate sales agent with Applegate Realtors, advancing to Property Sales Manager of the Olas Altas Real Estate sales and rentals branch following its opening in 2007.

Talpa de Allende

Talpa is your typical Mexican village that situated high in the mountains of the Sierra Madre. Recently there has been some real estate development in the region, offering small homes for sale and lots for building, but it is minimal. If you like to be away from it all, entrench yourself in “real” Mexico and have a place to get away from the heat of summer, Talpa is the place!

Mascota

The name Mascota comes from the Teco Amaxacotlán Mazacotla, which means: place of deers and snakes. The picturesque traditional town of Mascota is hidden away in the Sierra Madre Mountains less than two hours by car from Vallarta. The dry mountain air and abundance of activities such as hiking, mountain biking and fishing, make this an outdoor enthusiast’s paradise. The town itself is filled with many museums, historical attractions, traditional shops, restaurants and hotels.

Mascota real estate options are not what you’d call “tourism” real estate. This is an old Mexican town where the homes for sale you’ll find is in most cases very old, at least in the center of town. Outside there are ranch-style real estate opportunities, with large parcels of land available.

Below are listed some of the Mascota Real Estate properties currently listed for sale.

Sierra Madre

The towns of the Sierra Madre are some of Jalisco’s oldest communities. Mascota at one time was bigger than Guadalajara. San Sebastian was once a bustling silver mining town with more than 20,000 people, today there are less than 500. If any of the towns have seen real estate purchased by foreigners who want a second home up in the mountains where the weather is temperate year-round, it is Talpa. The three towns are a couple of hours out of Vallarta and are a popular place to visit for people in PV. But so far, it has not been of great demand for expats looking for a second home.

Barra de Navidad

Barra de Navidad Real Estate

The most developed region of Costalegre would that situation in and around Barra de Navidad. With a population of about 7,000, Barra serves a service provider to the region. It is a small farming and fishing community with a sizable American and Canadian community. There are numerous hotels ranging in quality from low-end to luxurious and far more real estate opportunities than you’ll find elsewhere along Costalegre, unless your price doesn’t have a limit.

The large lagoon behind Barra de Navidad is criss-crossed by small fishing boats gathering scallops and transporting visitors and locals from Barra to Isla Navidad and the Grand Bay Hotel. Taxi boats also carry passengers to and from the small community of Colimilla where restaurants line the shore.

Within Isla Navidad there are two hotels; the large Grand Bay along with a smaller boutique hotel. There is also a full-service marina, and 27-holes of golf designed by Robert von Hagge. 

There are real estate opportunities in Barra de Navidad, such as golf, beach, and marina homes and condominiums.

North of Barra de Navidad, at the far end of the beach, is Melaque, which is really an amalgamation of the towns of San Patricio and Villa Obregón, and that is in some ways a neighborhood or an extension of Barra.

Within Barra de Navidad real estate is moderately priced, offering primarily residential homes within the town, overlooking the beach, or along three of the canals that enter into the town and provide homes with their own private docks and therefore easy access to the sea. Across the lagoon with Isla Navidad real estate is a little more expensive, offering both homes and condominiums situated either in the marina, on the golf course or along the beach.

Tenacatita

A few kilometers down from Careyes is the Bay of Tenacatita, one of largest on the Mexican coastline. There are long beaches around the bay broken up mangrove swamps on the northern side, rising to high hills and a lusher foliage on the southern where lies Tamarindo. Along this shoreline are a few boutique resorts and small seaside communities such as La Manzanilla, Boca de Iguanas, Los Ángeles Locos, Punta Serena, Tenacatita and Tecuán. 

A few kilometers down from Careyes is the Bay of Tenacatita, one of largest on the Mexican coastline. There are long beaches around the bay broken up mangrove swamps on the northern side, rising to high hills and a lusher foliage on the southern where lies Tamarindo. Along this shoreline are a few boutique resorts and small seaside communities such as La Manzanilla, Boca de Iguanas, Los Ángeles Locos, Punta Serena, Tenacatita and Tecuán. 

Tucked in the southeastern corner is the small seaside town of La Manzanilla with a population of about 3,000, made up of locals and a surprisingly large and actively involved expat community. Most of the services one would need can be found here, such as food markets, fish cooperative, some boutiques and a pharmacy, although for gas or banking one needs to go to Melaque just 15 km away. It is a surprisingly relaxed lifestyle that has attracted numerous Canadians and Americans.

Tamarindo is a 150 hectare development that is owned by businessman/banker Roberto Hernandez, and features a new Four Seasons hotel. It lies on the southern most shores of the bay of Tenacatita, a rugged, lush peninsula that juts out into ocean and separates Tenacatita from the neighboring bays of Melaque and Barra de Navidad. Their development features 52 estate lots, an amazing golf course and is anchored by The Four Seasons resort/hotel with 160 luxurious rooms. There will be a real estate component to the Four Seasons, with homes built into the hillside above the hotel, at some point in the near future.

Other real estate options involve small homes within the town of La Manzanillo. There are beachfront properties available around parts of the bay, although some of it remains ejido.

Chamela

Starting at the San Nicholas River, the coast of Chamela runs south as far as the town of Chamela, bordering with Costa Careyes. It is flanked at each end by two developments; Las Alamandas to the north and the Las Rosadas development to the south near the town of Chamela. The coastline becomes more rugged and lush than found in Majahuas to the north, with plenty of small coves and beautiful beaches dotting the shoreline.

In between is the small, secluded beachfront community of Pérula. There are just a few homes here, bordering a beautiful 8 km. stretch of a soft white sand beach that makes up most of the bay of Chamela. In front of Chamela are the islands La Colorada, Cocinas, San Andrés, Pajarera (reserve of exotic birds and ideal place for diving), Novilla, Esfinge, San Pedro, San Agustín, and La Negrita, home to a rich marine life and sea birds.

Las Alamandas is owned by Isabel Goldsmith, and features a small boutique hotel with only 16 large suites that can accommodate up to to 42 guests, all located on 600 hectares of private land. It is a self-contained, ecological reserve with four pristine beaches and lagoons, but she does not offer any real estate purchase opportunities.

Real estate options are available, though, at Las Rosadas, which offers both existing homes within its Ocean Club two and three bedroom casitas overlooking the beach and ocean, as well as oceanfront and ocean view estate lots.
